Drum Design Services can work with you every step of the way to bring your Home Extension, Garage Conversion, Kitchen Extension or similar project from conception to completion. With 20 years plus experience working on a range of projects and with varying budgets and complexity in the domestic and residential market we can help with both initial designs as well as planning and building control. This can include Floor Plans; Elevations; Sectional Drawings; and other details as required.

We can be flexible regarding your requirements which will be agreed as of an initial consultation.

Planning Permission & Building Control

Planning permission and building regulations are two separate legal requirements for construction projects. Planning permission is concerned with a project's external impact on the local environment and aesthetics, while building regulations ensure a structure is safe, sustainable, and accessible for its occupants. For many building projects, you will need both types of approval, so it is crucial to determine your project's requirements well in advance.

At Drum Design Services we can offer these services as either an overall package or separately. Often clients decide to have an initial set of drawings ready in order to acquire quotations from builders prior to going through the lengthy and expensive process of acquiring planning approval, building regulation approval as well as possible expensive structural engineer calculations completed. All projects irrespective of size will include an initial consultation and his will be agreed as part of that initial process.

Planning Permission

  • What it is: Approval from your local council for the external appearance and impact of a development.
  • What it considers: The property's appearance, impact on neighbours (like overshadowing), highway access, and how the development fits with the local environment.
  • Common examples of when it's needed: Building a new home, major extensions, garages, conservatories, and significant changes to the property's external appearance.
  • How it works: You must submit a planning application to your local council's planning department. Approval is not guaranteed and is based on specific planning policies.

Building Regulations

  • What it is: A separate approval that ensures the building's structural safety, fire safety, and overall health and safety for occupants.
  • What it considers: The internal safety and functionality of the building, including structural stability, insulation, and fire risk.
  • Common examples of when it's needed: Most construction work, including extensions, loft conversions, new build homes, and any work that involves structural changes.
  • How it works: You must submit plans to your local council's building control team or use a registered private inspector. They will check your plans and inspect the work as it progresses to ensure it complies with the building regulations.
